URA proposes new residential sites in Sengkang, Woodlands and Bukit Panjang, up to 14,000 new dwellings

The parcels in Sengkang remain in the Fernvale subzone, bounded by the Tampines Expressway to the North, Sengkang West Drive to the East, Fernvale Street to the South and Jalan Kayu to the West. Two roadways separate the three parcels. “The Fernvale area is an expansion of Sengkang town and brings locals closer to Seletar Aerospace Park,” claims Lee Sze Teck, senior director of information analytics at Huttons Asia.

The 3 parcels in Sengkang have the potential to be developed into an overall of 4,500 to 5,000 brand-new houses in the long term, Lee estimates. He strongly believes the domestic units are going to be a mix of HDB, executive condos (ECs) and personal property.

The westernmost parcel is suggested to be zoned as a pure housing site (subject to detailed outlining). Huttons’ Lee thinks the westernmost site in Fernvale can house an MRT terminal for a new line running from Woodlands to Greater Southern Waterfront and passing through Sengkang. If so, the new station will offer the upcoming residential area in Fernvale. “Nonetheless, it may take years for detailed preparation on the brand-new track to be recognized,” he adds.

Five land parcels were rezoned as part of the most current change to URA’s Master Plan 2019. Three of the locations remain in Sengkang, one in Woodlands and the other in Bukit Panjang. The changes are “to facilitate property project that will support the demand for housing in the places in addition to allow even more citizens to get much simpler easy access to amenities and public transportation, claims URA.

Different residential advancement sites in the area include those on Anchorvale Street, which can generate between 6,000 and 7,000 brand-new dwellings, adds Lee. Therefore, anywhere from 10,500 to 12,000 brand-new houses could possibly be offered in Sengkang in the future, consisting of exec residences and private housing.

Blossoms By The Park EL Development

The center spot has pockets of non commercial areas, a suggested location for a park, and a proposed site for a house of prayer. A lot of the locations in this parcel will have a gross plot ratio (GPR) of 3.9 or 4.2.

The easternmost parcel furthermore comprises of a limited site zoned for residential, an additional site for a park, and a suggested area zoned for health and wellness and medical care. The sites in this parcel might be built much higher typically than the previous site, with a larger gross plot ratio of 4.0 or 4.2.

2 different parcels of land re-zoned for household property development are at Woodlands Drive 17 and Bukit Panjang Ring Road.

The land parcel at Woodlands rests opposite the Singapore Sports School and can generate 1,000 residences, according to Lee. Reverse the road, a government land sale (GLS) spot at Champion’s Way was marketed for $904 psf per plot ratio in September 2023 to City Developments Ltd. The area can be become a 350-unit personal non commercial venture.

Meanwhile, the site at Bukit Panjang is at the moment inhabited by Beacon Primary School. Lee estimates that the site can generate 900 to 1,000 dwelling units and likely be new Built-to-Order flats.
